Lake Anna: Private Side vs. Public Side | A Buyer's Guide
Lake Anna, Virginia — A Buyer's Guide

Private Side vs. Public Side
What Every Buyer Should Know

Lake Anna has two distinct sides — and understanding the difference is the first step to finding the right home for you.

Let's Talk Lake Anna
Lake Anna is one of Virginia's largest lakes — over 17,000 acres — spanning Louisa, Spotsylvania, and Orange Counties.
17,000+Total Acres
~9,000Public Side Acres
~800Private Side Acres
200+Miles of Shoreline

A Lake With Two Personalities

Lake Anna was created in the early 1970s when the North Anna River was dammed to create a cooling reservoir for the North Anna Nuclear Power Station. That origin is what makes this lake truly unique — it's divided into two distinct sections by a concrete dike, each with its own character, rules, and lifestyle.

When buyers come to Lake Anna, one of the first questions to answer is: which side fits your life? Both sides are beautiful, but they offer very different experiences.

Private The Private Side

The private side of Lake Anna sits adjacent to the nuclear power plant and receives warm water discharge from the plant's cooling system. This creates a unique environment that keeps the water noticeably warmer year-round.

🌡️ The private side water temperature stays warmer than the public side — often by 10–15°F — making it especially pleasant for swimming even into fall.

Access to the private side is restricted to residents and their guests only — there are no public boat ramps or public access points. This keeps the water less crowded and gives waterfront communities a more secluded, exclusive feel.

The private side is smaller (roughly 800 acres) and quieter. You won't find large marinas or public restaurants accessible by water here. It's ideal for buyers who value privacy, calm water, and a more intimate lake setting.

Because of the warm water discharge, the private side is also a haven for fishing — largemouth bass, striped bass, catfish, and crappie thrive here, and many serious anglers consider it one of the best fishing spots in Virginia.

Public The Public Side

The public side is the main body of Lake Anna — approximately 9,000 acres of open water with full public access. This is where you'll find the bustling marina scene, waterfront restaurants, boat ramps, and the lively lake lifestyle that Lake Anna is known for.

The public side offers the full range of water activities: boating, waterskiing, tubing, paddleboarding, and swimming. On summer weekends it comes alive with activity — think pontoon boats, ski boats, and social gatherings on the water.

There are several public boat launches, multiple full-service marinas, and waterfront dining destinations accessible directly by boat. If you love being in the middle of the action, the public side delivers.

The vast majority of Lake Anna communities — and the broadest range of price points — are on the public side. Whether you're looking for a cozy starter cottage or a grand waterfront estate, you'll find it here.

Side-by-Side Comparison

Private Side
  • Restricted access — residents & guests only
  • Warmer water year-round
  • Smaller, quieter (~800 acres)
  • Less boat traffic & wake
  • Exceptional fishing
  • More exclusive/secluded feel
  • No public marinas or restaurants
  • Fewer communities, fewer listings
Public Side
  • Open to the public
  • Larger main lake (~9,000 acres)
  • Active marina & restaurant scene
  • Full range of water sports
  • Multiple public boat ramps
  • Wider variety of communities
  • Broader range of price points
  • Livelier on summer weekends

Common Questions

Can I visit the private side before buying?
Yes — as a guest of a private side resident. Many buyers arrange a showing that includes time on the water so they can experience it firsthand before making a decision.
Is one side more expensive than the other?
Private side properties often command a premium due to restricted access, warmer water, and lower boat traffic. However, waterfront prices on both sides vary widely based on lot size, water depth, and community amenities.
Can private side residents use the public side?
Yes! Private side homeowners can launch from the public side at any public ramp and enjoy the full lake. It's the best of both worlds — private access at home, full lake access whenever you want it.
Is swimming allowed on both sides?
Yes. Swimming is popular on both sides. Many buyers are surprised to find the private side's warmer water makes for an exceptional swimming experience, even into September and October.
What about rental potential?
Both sides have strong vacation rental demand. The public side's proximity to marinas and restaurants is attractive to renters who want the full "lake experience." Private side rentals appeal to guests seeking a quieter, more private retreat. Always verify community HOA rules regarding short-term rentals before purchasing.
Which side is right for me?
It depends on your lifestyle. If you love the social lake scene — marinas, restaurants, lots of activity — the public side is your place. If you value quiet mornings, calm water, warm temps, and a more exclusive setting, the private side may be exactly what you're looking for. I'm happy to show you both.
